The FixRoute Repair Loop
FixRoute closes the repair loop between tenant, landlord, and contractor in five steps. The landlord makes two decisions: assign a contractor, and approve the quote. Everything else is automated.
TL;DR — how FixRoute works
FixRoute replaces WhatsApp repair coordination with a structured, automated loop. Tenants report repairs via a permanent property link — no app, no account required. Landlords review reports on a single dashboard and assign contractors with one click. Contractors receive a scoped email with a web link containing full job details — no account, no app, no setup. They accept, quote, and schedule from that one page. Tenants are automatically updated at every stage. Every action is timestamped, creating a complete audit trail for Section 11 compliance and deposit disputes. Price: £19/month flat, 14-day free trial, no credit card.
The five steps
Sign up and add a property. FixRoute creates a permanent, unique report link for that address. Share this link with your tenant once — by email, text, or WhatsApp. Every repair they ever submit from that property goes straight to your dashboard. You never change the link.
The tenant opens their property link on any device. They see a simple form: description of the issue, a category dropdown (Plumbing, Electrics, Heating, etc.), urgency level, and optional photo upload. They submit. Done in under 60 seconds. No account. No password. No download.
As soon as they submit, the tenant receives a confirmation email with their ticket reference. They know it's logged — no need to follow up with you.
You receive a notification when a repair is reported. You see the full report on your dashboard: description, category, urgency, and any photos. You pick a contractor from your saved list and click assign. One email goes to the contractor. Nothing else for you to do.
Your dashboard shows every open repair across every property, sortable by status, property, or age. You can triage multiple repairs in a single sitting.
The contractor receives a plain email with a job link. The link contains everything they need: issue description, photos, property address, and your contact details. From that one page, they can accept or decline the job, submit a quote with a proposed date, and later mark the job complete. No account. No registration. No new software to learn.
When the contractor accepts, you receive a notification. When they submit a quote, you review and approve. The tenant is automatically notified of the scheduled date.
When the job is complete, the contractor marks it done on their job page. The tenant receives a completion notification automatically. The ticket closes with a complete timestamped record: who reported what, when, which contractor was assigned, what they quoted, when the job was scheduled, and when it was completed.
This record is permanent and tamper-evident. It documents your compliance with Section 11 repair obligations and provides dispute-proof evidence if a tenant later claims a repair was never done.
